Move into a house.
Learn real estate.
Get your first deals.

Micro Squads is simple: you move into one of our houses with two other people, get your own private bedroom, and spend twelve months learning how to find and close real estate deals. Housing, utilities, the training, the software and your squad are all part of it.

8 bedrooms open · free to apply · no card

Here’s the whole thing in three parts.

01

You get your own bedroom

A private room in a real house, yours for the full twelve months. Housing and utilities are part of the program, not a separate bill.

  • Private bedroom, shared kitchen and living areas
  • Three markets: Fort Worth, Denham Springs, Texas City
  • You pick the house and the room
02

You live with 2 other people doing the same thing

Two or three people per house — that’s the squad. Everyone is working on real estate every day, so the work stops being something you do alone at night.

  • Someone gets a seller lead, the whole house learns from it
  • Deals get argued about at the kitchen table
  • Nobody quietly disappears for three months
03

You spend a year learning to close deals

Finding sellers, running numbers, making offers, negotiating, wholesaling, creative finance — with REI9’s CRM and tools already built for you.

  • A full year of training, not a weekend seminar
  • The CRM, lists and paperwork are ready on day one
  • You leave able to run it without us

Start — pick your market → Takes 2 minutes. Nothing to pay.

Where do you want to live for a year?

Three houses, two states. Relocating is the biggest ask this program makes, so start with the map.

    Which bedroom is yours?

Your room is private for the whole term. Everything else in the house is shared with your squad.

    Shared with your squad

Kitchen, living areas, and the rest of the house — which is where a lot of the actual education happens. Deals get argued about at the kitchen table, not in a course module.

    Step 03 of 04

    Claim it.

Two minutes, no payment and no card. We read every application by hand and reply within one business day — including whether we think you'd make it through the year.

    Step 04 of 04
    01

    Information was never your problem.

You've watched the videos. You've probably bought a course. You can explain ARV and a subject-to deal at a barbecue — and you still haven't talked to a seller this month.

“I know what I'm supposed to be doing. I'm just not doing it.”
    The real problem

    Your environment

You're doing this at 10pm, alone, after a full day of work, in a life built around everything except real estate. Knowing isn't the hard part. Doing it consistently is.

    The change

    Move into it

Instead of another library of information, you get a house where the only thing happening is the work — for twelve months, with two or three people doing it beside you.

    Included

    Housing & utilities

A private bedroom for the term, utilities part of the program. Your housing and your education stop being two separate bills.

    Included

    The machine, already built

Which CRM, where leads come from, how to follow up, what paperwork you need — that's the six months most people never get through. You inherit REI9's tools and systems on day one.

    Included

    A full year of training

Finding motivated sellers, analysis and offers, seller conversations, acquisitions, wholesaling, dispositions, creative finance, CRM and automation, and the process to keep operating after.

This is brand new. You'd be first.

There are no testimonials on this page. No alumni, no case studies, no screenshot of somebody's first assignment fee. Micro Squads hasn't run a cohort yet, and we're not going to dress that up.

    What we can't show you

    • × A track record — there isn't one yet
    • × Past members to call, because there aren't any
    • × Anyone's results, income or closed deals
    • × A program that's already had its rough edges sanded off

If that's what you need before committing a year, wait for Cohort Two and watch what happens to this one. That's a reasonable decision.

    What you can verify today

    • Three real houses — city, ZIP, beds, baths, square footage, year built, photos
    • 8 bedrooms total. That's the whole program, not a marketing limit
    • The entire curriculum, listed rather than teased
    • Every term in writing before a dollar moves
    • A squad of two or three — not a group chat with five hundred people

Checkable facts in place of things you'd have to take on faith.

    Being first

    Attention that doesn't scale

Two or three people per house is the most hands-on this can possibly be.

    Being first

    First pick

Your choice of market, house and bedroom, before anyone else has taken one.

    Being first

    You shape the year

A first cohort gets asked what's working. Later ones inherit the answers.

And the part that won't change once there is a track record: no guaranteed deals and no guaranteed income. Nobody succeeds just because they joined. We can remove the housing problem, the tool problem and the isolation problem — the work is still yours.

    03

What happens after you hit send

Nothing is charged and nothing is committed until step three, in writing.

    Step 01

    You apply, we call

A few questions, then a real conversation about your goal, your situation, and whether a year of this is right for you. Free.

    Step 02

    You see the house

Address, walkthrough, the market, and exactly what daily life in that squad looks like.

    Step 03

    Terms in writing

Program terms, housing terms and your start date, documented and reviewed with you before a dollar moves.

    Step 04

    You move in

Day one you have a bedroom, a CRM, a curriculum and a squad. Then twelve months of doing the work.

    04

Please don't apply if this isn't you

A year is a long time to discover you're in the wrong room.

    Apply if

    • You know roughly what to do and still aren't doing it
    • You can relocate for twelve months, and you want to
    • You're early — this is built for beginners, not around them
    • You want accountability and reps, not another content library
    • You can fund a year of the program and your own living costs

    Don't apply if

    • × You want passive income or a return on money
    • × You want someone to guarantee you deals or income
    • × You can't move, or you need life to stay exactly as it is
    • × You plan to fit a year of immersion into your weekends
    • × You want a refund if you don't do the work
    05

    Straight answers

Is this just another real estate course?

No, and that's the point. A course sells you information you then act on alone, at night, around the rest of your life. This changes where you live and who you're around for twelve months. The training is included — the environment is what you're actually getting.

    Has anyone done this yet?

No. This is Cohort One, so there are no alumni and no results to show you. What we can show you is the houses, the full curriculum, the capacity, and every term in writing before you commit.

    What does it cost?

Pricing, payment options and start dates are covered on your call, once we both know it's a fit. Applying is free and takes no card. We'd rather quote you honestly against your situation than post a number and negotiate backwards.

Who will I be living with?

The one or two other people accepted into that house — squads are 2–3 people, deliberately tiny. Everyone will have come through the same application and call you're going through now, and we'll talk you through who else is in your house before you commit to it.

    Is the bedroom really private?

Yes, for the whole term. The kitchen, living areas and the rest of the house are shared with your squad.

    Can I keep my job?

Bring it to the call. Some people arrive with savings and go all in; others taper down from work. What doesn't work is treating a year of immersion like a weekend hobby.

Do I need experience or a license?

Neither. The training starts at finding motivated sellers and assumes you're beginning from zero. Experienced investors are welcome too — usually they want the environment and the systems rather than the curriculum.

Why isn't the street address on the page?

We publish the city, state, ZIP and every detail about the home itself, and share the exact address with accepted applicants at the walkthrough. Posting the addresses of specific homes publicly isn't something we're willing to do.

    Will I make money?

We can't promise that and we won't. No guaranteed deals, no guaranteed income. What's guaranteed is twelve months of housing, training, tools, community and an environment built for the work.
